About Fact & Feeling
Space knowledge, IoT and AI for healthcare.
Fact & Feeling is a live platform for hospitals, care homes, rehabilitation clinics, practices and hospices. We analyse and optimise how spaces affect the health of the people in them – and reduce energy and operating costs along the way.
Who we are
Fact & Feeling brings together three disciplines that rarely work together: architecture’s understanding of space, sensors and AI. The result is a platform that measures every room of a facility live, relates it to its floor plan and use, and optimises patient health, energy and operations together.
We work exclusively for healthcare buildings – where people spend a lot of time in rooms they can hardly change themselves, and where buildings run around the clock.
Our roots
Fact & Feeling is rooted in research on healthcare spaces: systems engineering for health-promoting architecture at TU Dresden and the University of Cambridge. This research gave rise to the idea of judging how spaces affect health not by feel, but on the basis of data.
Later IoT and AI were added, and the concept became a product: a platform with our own devices and AI models that learn live. This path was shaped above all by our founder and managing director, Dr Lena Tahere Golgolnia, whose research is the foundation of Fact & Feeling.
From research to platform
Four steps, one goal: healthier spaces.
- 01
Research
How do healthcare spaces affect the people in them? Systems engineering for health-promoting architecture at TU Dresden and the University of Cambridge.
- 02
Concept
This led to a method that links room geometry, light, acoustics, air and use to health effects and assesses them.
- 03
IoT and AI
With sensors and AI, a one-off assessment became continuous measurement and analysis – live and for every room.
- 04
Platform
Today: a platform with our own devices, in continuous operation since spring 2025, and AI models trained for each building.
Our name
Measure the facts. Understand the feeling.
“Fact” stands for what can be measured in a room: air, temperature, light, sound. “Feeling” stands for what the person in the room experiences: calm, wellbeing, recovery. Our platform connects the two – live, room by room.
Space knowledge
We understand healthcare buildings with an architect’s eye and turn floor plans into context for our AI.
Sensors
With existing data and Nebatic devices we measure air, climate, light and sound where people lie, sit and wait.
AI analysis
Models trained for each building that analyse and optimise health, energy and operations around the clock.
Family
Fact & Feeling and Nebatic
Nebatic is our platform for healthy, energy-efficient buildings of all kinds. Fact & Feeling takes this technology and focuses it on one task: spaces in healthcare where patients and residents should get well or be well cared for.
Both brands belong to NodeByNode Systems Design UG (haftungsbeschränkt), based in Berlin. The company was selected for funding by the Sächsische Aufbaubank.
